Sharjah Real Estate Transactions Soar 143% to AED 1.6 Billion in H1 2025

Real estate transactions in Sharjah’s Central and Eastern Regions surged by 143% to AED 1.6 billion during the first half of 2025 compared to the same period in 2024, according to the Sharjah Real Estate Registration Department’s latest report. A total of 12,346 transactions were registered across the department’s branches, covering a combined sales area of 22 million square feet.
The growth in transactions reflects rising investor confidence driven by ongoing infrastructure developments, strategic urban expansion, and government incentives promoting property ownership in the emirate. Demand for properties has notably increased in the Central and Eastern regions, supported by improvements in living standards, the introduction of smart services, and the peaceful environment these areas offer. The Central Region alone recorded transactions exceeding AED 1 billion, signaling a shift in investment towards these high-potential locations.
During the first half of 2025, the total transaction value recorded at the four branches accounted for 5.8% of Sharjah’s overall real estate trading value. The Central Region led with AED 1.1 billion in transactions, representing 4.2% of the emirate’s total trading volume. Khorfakkan followed with AED 294.8 million (1.1%), Kalba with AED 117.9 million (0.4%), and Dibba Al-Hisn with AED 11 million (0.1%).
Sales in the Central Region amounted to 493 transactions across 39 areas, totaling AED 477.9 million, with nearly half concentrated in Industrial Area 1 and Al-Blida. Khorfakkan recorded 126 sales transactions across 24 areas, totaling AED 107.8 million, with a significant share in Al-Harai Industrial and Al-Harai Commercial areas. Kalba saw 100 transactions in 26 areas worth AED 62.3 million, with a notable portion in the Al-Tarif 5 area. Dibba Al-Hisn had seven sales transactions valued at AED 6.6 million.
Mortgage transactions in these regions totaled AED 178 million through 215 deals, including 76 in Kalba, 68 in Khorfakkan, 65 in the Central Region, and six in Dibba Al-Hisn. Initial sales contracts reached 581, with a combined value of AED 732 million. The majority of these contracts (520) were registered in the Central Region branch, while 61 were recorded in Khorfakkan.
