Wynn Al Marjan Island: Redefining Luxury and Tourism in the Gulf

The $5 billion Wynn Al Marjan Island resort is set to reshape tourism in the Middle East. Scheduled to open in early 2027 in Ras Al Khaimah, this ambitious project combines architectural innovation, cultural sensitivity, and world-class hospitality. More than just a resort, it introduces a new model of integrated luxury, highlighted by Enclave, an exclusive experience in the sky and the UAE’s first licensed gaming facility.
The choice of Ras Al Khaimah as its home was deliberate. Known for its natural beauty, stability, and forward-thinking strategy, the emirate is advancing its Vision 2030 plan, which focuses on sustainability, cultural preservation, and high-end tourism. Wynn Al Marjan Island aligns perfectly with this vision, aiming to position the emirate as a global luxury destination.
The resort’s design concept began with the landscape itself. Built on a crescent-shaped archipelago, the entire property has been oriented to maximize uninterrupted views of the Arabian Gulf. Soft coastal tones, natural materials, and sea-inspired glass ensure the design blends seamlessly with its surroundings, offering a Mediterranean-inspired atmosphere distinct from Wynn’s Las Vegas properties.
A groundbreaking moment for the UAE, the project introduces the country’s first regulated gaming license. The gaming facility, spanning over 225,000 square feet, will be the largest outside the United States, surpassing even Wynn Las Vegas. With careful attention to privacy and cultural considerations, the facility is integrated thoughtfully to ensure guests engage only if they wish. Ras Al Khaimah’s approach to tightly controlled, responsibly managed gaming reflects its progressive vision for tourism diversification and economic growth.
Technology plays a central role in creating a seamless experience. From smart lighting that mirrors natural transitions throughout the day, to discreet sensors that enable personalized, unobtrusive service, every detail enhances comfort and storytelling. Architecture sets the stage, technology animates it, and service completes the experience.
Timelessness is another hallmark of the project. Rather than chasing trends, the design emphasizes craftsmanship, from hand-carved stone to silk lighting and antiques. The calm, neutral interiors allow the natural beauty of sea and sky to dominate, creating spaces that feel enduring and refined.
Covering more than 60 hectares, Wynn Al Marjan Island will feature 1,217 guest rooms, 297 Enclave suites, and ultra-luxury residences, including Royal Apartments, Garden Townhomes, and Marina Estates. Twelve landscaped pools, a 420-meter private beach, and a marina for superyachts complement the offering, while a shopping promenade and Coral Court venue expand its appeal for global events and luxury retail.
With a project value between $3.8 and $5.1 billion, this is the largest tourism investment in Ras Al Khaimah’s history and among the most significant in the Gulf. It is expected to generate thousands of jobs, boost international tourism, and elevate the emirate’s position as a distinctive destination. Sustainability is also central, with the resort pursuing Green Globes certification and adhering to Ras Al Khaimah’s Barjeel Green Building Regulations for energy efficiency, water conservation, and environmental quality.
As the project moves toward completion, with its tower topping out expected in late 2025, Wynn Al Marjan Island stands as a symbol of cultural innovation, sustainability, and ultra-luxury. Designed with precision and vision, it represents not only the future of hospitality in the UAE but also a new chapter in the global tourism landscape.
